TOWNHOUSES, PENTHOUSES AND BUNGALOWS

PLEASE BE AWARE THAT THE TOWN HALL HAS ADVISED IT IS NOW SAFE TO USE TAP WATER FOR DRINKING, CLEANING YOUR TEETH AND COOKING.

APARTMENT BLOCK

THE TANK IN THE APARTMENTS IS DUE TO BE CLEANED  DURING THE WEEK COMMENCING 23RD JANUARY.  UNTIL THEN YOU SHOULD USE BOTTLED WATER FOR COOKING, DRINKING AND CLEANING YOUR TEETH ETC.

I WILL ADVISE YOU WHEN IT HAS BEEN DONE AND THE CERTIFICATE ISSUED SAYING THAT IT IS CLEAN.

29th JANUARY 

THE CHECK HAS BEEN DONE AND THERE ARE NO PROBLEMS BUT.........THERE IS DIRT IN THE BOTTOM OF THE TANK AND IT NEEDS TO BE CLEANED.  THIS IS SCHEDULED FOR  WEEK COMMENCING 29TH JANUARY.

THE COMPLEX AND THE STORM

I have been at Albatros for a week now and can only repeat how lucky most of us have been. The major problem on the complex that I am hearing about is rain coming into properties via the solariums.  One property in particular has suffered a lot of damage.  If your property hasn't been checked since the bad storm of 18th December, I would  urge you to to do so.

INSURANCE

The Insurance situation regarding the flood, as I understand it, is that if there is damage caused by the flood waters flowing through your property then you will be referred to the Government Consortium who will make an offer of compensation for GOODS DAMAGED.  They will not offer anything for repairs.  Repairs remain the responsibility of your own insurance company.

The flood water did not flow through our properties so your claim will be handled by your own insurance company. Just be aware if you do claim and question everything.

CAR ENTRANCE GATE

The car entrance gate has been open for some time.  The motor was damaged during the heavy rains and a claim has been made on the Community Insurance.  A new motor been ordered.  A new Law means that a less powerful motor must be installed and there is a delay in getting one. Hopefully, this will all be resolved soon.

MAINTENANCE

The painting and repairs of the Townhouses is now complete and the invoices have been paid.  All the garden walls have  been painted and have had Weber Hidromur applied on a 50cm strip where they meet the ground to prevent staining.  During the rains in January we noticed some white salt marks on many walls and have queried this with the architect.  We were advised that this can happen during wet weather but will disappear when the rain stops.  This is exactly what happened but we will continue to monitor it.  All the work done has a guarantee on the labour and materials.

We have received a quote from Decoman (who have done the work on all the properties so far) for the work that is required on the apartments and are waiting for quotes from other companies who were asked later.  It is early days and there is a lot of negotiating to be done.  Whether we will be in a position to start the work during next winter remains to be seen.
