NIGHT GUARD As  an emergency measure and in response to some anti-social behaviour during the night time hours, a night guard has started working on Albatros.  It is with some regret that this unanimous decision was taken ..... we had always hoped that it would not be necessary.  Other complexes nearby have night guards and I think Albatros became the easy option for night time swimming in a lovely pool, regardless of the pool rules or the Code of Conduct relating to anti-social behaviour.  It's a big enough nuisance when one person thinks this way but when he brings 10 or more of his friends back at 05:30 to join in, disturbing occupants of nearby properties, and involving the police, it is getting out of hand.  I was then advised that occupants of other properties were joining in and the Committee felt that it was time to do more than send letters. AGM 2015 The AGM was held on 26th June with Owners from 14 properties attending and 40 voting by proxy.  My concern over such small numbers is that we all have a high stake in the Community and should be vigilant on how the affairs of the Community are being handled.   Other communities in Spain have been caught out when 'less than honest' officials have taken advantage of the communal funds.  We have safeguards in that the Committee oversees the President and the Administrator oversees us all but I would urge all Owners to play a part in the process and be fully aware of how the fees are used........ and demonstrate this by using your vote. I have prepared the Minutes of the Meeting which are currently being checked before distribution. NEW GARAGE GRILLES The new aluminium grilles have been fitted and I hope you agree that they look very smart......... and they should remain so for many years to come and do away with a lot of maintenance costs.  No more rust. POOLS Both pools are now refilled with fresh water and undergoing treatment........ 21 02 15 A price is being negotiated for painting the red zone before the summer.

New Trees in the car park Following the pruning of the trees in the car park, new trees have been planted in the spaces  where the original trees did not survive. Pool I haven't been give definite dates yet for the 5 yearly maintenance work on the pool, but it is expected to start in February 2015.

Time for pruning........pollarding Pruning date for the trees and bushes in the car park area .....NOVEMBER 11TH 2014. Car Owners asked not to park in the outside area to make the gardeners work easier and to avoid the risk of damage to vehicles.  Job done.   Pollarding is a method of pruning that keeps trees and shrubs smaller than they would naturally grow.  It is an effective way of keeping these trees in our car park to their present height. Periodically swimming pools need to be emptied, maintenance tasks carried out and then refilled.   At Albatros this is planned every 5 years.  Such tasks include replacement of missing tiles and general re-grouting.  It is an ideal time for the steps can be secured and the grilles around the edge checked and replaced if necessary.  The apron can be checked for small repairs and then repainted. During this winter 2014/15 the pool will be closed for this to happen.  As soon as I know the dates and for how long it will be closed, I will let you know. Early days - being built

Summer 2014 The Pool The pool has performed well during the Summer and the water quality has been stable thanks to the hard work of Pisciblue and the effectiveness of the systems that we had installed. The appearance of the pool remains at a high standard Well done Pisciblue  After a shaky start with our pool guards and their lack of English, the summer seems to have gone very well with Gines attending the majority of the time.  I haven't received complaints about the way in which the duties were carried out and several  Owners commented on how well he worked. The pool is due its 5 yearly service and will be emptied for maintenance during the coming winter months.  I will post dates and details as soon as I have them.
