JUNE MEETING  24th JUNE 2016

Just a reminder of the date of this year's AGM.  If there is anything that you would like to be considered for inclusion, please let me know asap as I will be preparing the package at the beginning of May.

 I would like to think that it is not a hard task.....it is an opportunity to have your views on all topics taken into consideration when decisions are made.  The majority of our discussions now take place via email so everyone has the opportunity to have their say, and vote, on all topics.  

Your contribution will be much appreciated.  If you are interested, but not ready to actually be put forward for voting, you can also 'shadow' the work of the Committee and be included on some emails to get a taste of what is involved.


COMMUNITY MAINTENANCE

I do hope that the work already completed on the Penthouses and Bungalows is pleasing to you.  I think they are looking very smart again and with the addition of the small piece of guttering and the insert on the side of the stairs the old stain marks should not reappear.

Bungalow Garden Walls

The work on the garden walls started on the 11th April and is still ongoing at 26th April.  The removal of the stained portion to a height of 50cm was an immediate improvement!  A layer of Weber Hidromur was then applied which is the key to preventing the black marks from reappearing.  The test wall which was done last September looks as good as the day it was completed.  It is an expensive product to apply and needs to be effective to justify the expense.  As with all the work carried out by Decoman it has a guarantee so we will be keeping a very close eye to spot any stains that may come back .....

The clinker will be pulled back again (not sure why it was replaced before completion) and the whole wall be painted


Bungalow Gable Ends

The staining on the lower 50cm section has been removed and the same Weber Hidromur applied.  The lower, dark section of the walls will then be painted.  We will look at painting the upper sections of the gable ends at a later date when we have quotes for the remaining major tasks on the complex.  Had we not been working to a very tight budget it would have been good to have all this work done and dusted now.  We are trying to address the major problems first and then do the final tidy up jobs in the future on our 5 year plan.  There are also some issues on the gable ends which will need resolving before painting can be carried out to prevent stains returning.

Townhouses ...facades and garden walls

We are waiting to receive 2 further quotes for painting and repair of minor cracks on ALL of the Townhouses and the repair and painting of the garden walls to match those being done on the Bungalows.  We have one quote already from Decoman but need to make sure that they still represent the best value for our money.  We are hoping that this work will start in September and be completed over winter 2016/17.  A lot of lessons were learned during the First Phase work on the Penthouses and Bungalows and I would like to think that the Townhouse painting will be more straightforward with fewer changes during the work, and hopefully none at all.

Before work starts, we will write to owners of the Townhouses and give details of the work to be carried out.

Fountain and Rill

The fountain and Rill have been empty during April because both have been re-grouted.

                                          


I have asked Pisciblue to improve the appearance, if possible, of the Fountain display when the rocks are replaced but they haven't actually said what they think can be done!!  It's not something we would choose to spend a lot of money improving but if something can be done at a small cost then it would be considered.
