BUSY, BUSY, BUSY
I haven't written a post for a while which is always a sign that things
are going well or that I am very busy .......or as in this instance, both
Summer 2016
On the whole we had a good summer. The minor issues that arose
were dealt with by owners on the spot and the Committee were not involved.
A couple of Owners mentioned points to me when I was over in September
and these will be discussed before next year. These are matters that are
difficult to resolve such as people leaving sunbeds out around the pool when
they are not there. Ideas have been put forward to address this
.......but we need to think whether we are over re-acting and what the cost
implications are.
TV and Internet Installations, aircon and other works
Please remember that when you have work done, it is YOUR responsibility
to ensure that all reinstatement work is completed before contractors leave.
I mention this because of damage recently to tiles in the corridors in
the apartments after TV/internet installations had been carried out.
Contractors should not cause damage and then just walk away from it.
5 Year Maintenance Plan Ponet and Tagomago

and inside the complex started in September and is almost complete. The
work on the garden walls on the properties on the road was more thorough than
originally quoted for and is an excellent job. The unsightly wall in
front of the apartments that faces onto Ponet has received the HydroMur
treatment and looks all the better for it.
We are getting quotes for some additional work and I will write to
Owners of the Townhouses if these extra works are to proceed.
We are also starting to draw together our thoughts for the painting of
the apartment bloque and will shortly be asking for quotes for the basic work.
There is no date set yet for starting this work. There needs to be
more thought put into any changes and checks made with our budget strategy.

Belated thanks to the team of waterers who kept the Albatros planters flourishing through the hot summer.Thanks also to Enid Sampson for her work in selecting the plants and placing them all in the planters. They have been redone for the winter and are looking splendid again. There is a minimal spend on these plants. From memory the summer ones were about 30€ and they do add a lovely splash of colour.
Insuring your property
I am often asked by Owners if they need to insure their property.
YES, YES, YES........and I now write about an example from my own
personal experience. The trap that takes the water away from my shower
split and the water entered the property below. The split was out of
sight and out of reach and involved a good couple of days work by a contractor
to rectify.
It is my shower, under my floor and
in my pipes and therefore MYresponsibility.
I have private insurance but if I didn't have it then the cost of repairs
to my own shower and for any damage to the apartment below (fortunately
minimal), would have to be paid by me. Just one example of why it is wise
to have insurance.
Community insurance only covers Community items.
Work in Progress
Gardens
We are looking at parts of the gardens with a view to making some
'repairs'. By the look of some of the plants, the irrigation system is
not supplying enough water and plants are not at their best. Everything
is aging on the complex and we need to renew and repair before things start to
look tired. In particular we are looking at the bank under the apartments
that faces the Penthouses and Bungalows and the garden behind the deep end of
the pool.
