Please be aware that this is a Private, Residential Community

Some properties are rented out for short or long periods and it is the responsibility of all owners, or their representative, to ensure any occupant is made aware of the agreed Community Rules and standards and agrees to abide by them.

The Rules are for the benefit and mutual respect of everyone.

  1. The Pool rules are clearly shown on the Notice Board facing the pool. Please take time to familiarize yourself with them. Any request made by the Pool Guard, when on duty, relating to behaviour around the pool area must be obeyed. The pools are open from 8am to 10pm

  1. UNDER NO CIRCUMSTANCES SHOULD ANY GLASS OR CROCKERY BE TAKEN INTO THE POOL OR AROUND THE POOL OR GRASSED AREAS FOR OBVIOUS SAFETY REASONS

  1. All personal belongings should be removed from the pool area each evening including any litter. Please do not leave any cigarettes stubs lying around. 

  1. Sun umbrellas should only be put into the sunken umbrella stands in the grassed areas.

  1. Towels or any other items should not be hung over any exterior walls or gates.

  1. Noise levels should be kept to a minimum after midnight. Occupants in the apartment block should be aware that shoes other than with rubber soles makes noises that can be heard several apartments away which can cause a nuisance.

  1. Excessive rowdy behavior in the community area or in or around the pool after midnight will not be tolerated and serious action would be taken.

  1. All exterior gates must be kept shut.

  1. Please store bikes appropriately with a secure lock. They are left at owner’s risk.

  1. Every occupant should take responsibility for the safety of their belongings and not leave exterior doors open should they be around the pool or on the solarium

  1. Any complaints or suggestions should be put into a Suggestion Box, located inside the apartment entrance or on the wall just inside the car park entrance.

  1. For their own safety, please  SUPERVISE children in your care and DO NOT leave them unattended around the Complex.

·      Owners and any other persons using the facilities of the Community are legally obliged to adhere to a Code of Conduct and Community Rules

·      They have been put in place for the respect and safety for ALL users of the pool and surrounding area
     Contravening these important safety rules include:
X   IGNORING THE INSTRUCTION OF THE POOL GUARD
  JUMPING IN THE POOL WITH NO REGARD FOR OTHER USERS
  TAKING GLASS AROUND THE POOL
  PLAYING BALL GAMES ANYWHERE ON THE COMPLEX WITH NO        RESPECT FOR THE PLANTS, LIGHTS OR  OTHER PEOPLE IN OR  AROUND THE POOL
X   USING A LILO IN THE POOL
  NOT SHOWERING BEFORE ENTERING THE POOL
  USING THE POOL IF YOU HAVE AN ILLNESS THAT IS CATCHING

Long hair should be tied back to protect clogging of the filters

CODE OF CONDUCT POLICY 2014/15


Please be aware that this is a Private, Residential Community

Anti-social behaviour is behaviour that is contrary to the Code of Conduct Policy
It is behaviour that would generally be considered to cause a   nuisance, annoyance or disturbance to anyone else in the vicinity. It would therefore, affect other people’s quality of life in an adverse way. 
In essence, it is behaviour that shows a lack of respect for other members of the Community and prevents them from having the full enjoyment of their homes.
To clarify breaches of the policy, some examples are given below:
·       Playing loud music to the annoyance of persons nearby
·       Making excessive noise in any form after midnight
·       Letting pets roam free within the community (They should always be on a lead)
·       Letting Pets foul the Community gardens
·       Any mess left by any animal must cleaned up at the time by the person      having control of the animal
·       Spitting within the Community areas
·       Foul or abusive language which is offensive to persons nearby
·       Riding of bicycles within the Community gates
·       Dropping and leaving of litter
·       Ignoring the Pool Rules, and/or refusing to follow the instructions of the poolguard
·       Ignoring the Community rules
·       Damaging or defacing any property within the community, including private property
·       Misusing or allowing misuse by children of the apartment lifts or the entrance gates to the complex. (These are expensive items to repair from the community funds)
·       Breaking any Spanish Law

PROCEDURE FOR DEALING WITH ANTI-SOCIAL BEHAVIOUR


§  Where an owner or tenant is found to be in breach of the policy, then in the first instance, a polite reminder of the Community Rules should be made by any witness to the incident. This should be made verbally or if the address is known then a note may be left at the premises with a copy in either of the two suggestion boxes so that a record can be kept against the property.

§  Should the reminder, be met with a negative response, then the matter should be referred to the President, Vice President or to a member of the Committee, again via the suggestion boxes. The method of dealing with persistent offenders will follow the following procedure:

a.     Where possible the President, Vice President or Committee Member(s) will verbally address the matter with the person responsible
b.    The date, time and details of the incident will be noted
c.     Subsequent transgressions will receive a written warning from the Administrator, a record of which will be kept and logged against the property.
d.    A maximum of two written warnings will be issued
e.    Failure to respond to written warnings in a positive way may result in the Police being called, or a denuncia taken out against the identified offender(s)

Any incident that involves violent, threatening or abusive behaviour to any person or a serious breach of Community Rules will result in the Police being called immediately by any witness to the incident, or the Pool Attendant.

Every owner and long term renter has an obligation to assist in ensuring the Community Rules are adhered to and to keep peace and good order.
