General information on the system appears below but in short, if you wish to have the Community System, contact the office and let them know...... ask for Silvia or Sonia if phoning.  We need to check that you are not debtor.

Subscribers experiencing any problem with their system should first check the website of the installer:

who will offer advice or arrange a call out by an engineer.  Any cost implications will be advised at that time.

Subscribers may also wish to check the front page of the website at regular intervals for any channel updates.






The Albatros Residencia Satellite System is owned by the Community, but payment for maintenance and upkeep to the Communal part of the system is paid for by the subscribers.

All current and new subscribers are obliged to adhere to the procedures and statements stated below.

Application Procedure
1.       Application for a property to be connected to the Community Satellite System must be made through the Administrators Office.
2.       The application must be made by the owner of the property, not a renter.
3.       The Administrator or his staff will ensure that the applicant is not in debt with his/her community fees.
4.       All current and new subscribers to the Satellite System agree to pay a yearly maintenance fee commencing March 2012.
5.       The fee is paid 12 months in advance.
6.       The Administrator will obtain direct debit details for the maintenance fee, or ensure another direct method of payment is in place, and then authorise the television company to connect the premises to the system.
7.       The owner will then be asked that they agree that if they default on the maintenance fee and the arrears are not cleared with 15 days from the date they are notified of the arrears, in writing, electronically or otherwise, they will be disconnected, and a new connection fee will apply.
8.       The television company will then contact the applicant to arrange a mutually suitable date for a connection to take place.
9.       Once connected the television company will notify the Administrator and a nominated member of the community of the connection.
10.   The nominated person may act as if he/she were the Administrator in respect of the Satellite system with the authority of the Administrator.
11.   Anyone in arrears with their community fees will not be connected to the system.
12.   If anyone other than the owner is found to have given false information as to their right to apply for connection, they will not be connected.
13.   If an owner is found to have given false details which has lead to the TV installers connecting a receiver they will be disconnected and will lose and connection fee paid.
14.   Anyone found to attempted to connect to the system themselves or with help of anyone else will disqualify their premises from being connected at any future time while they remain the owner, and they will be charged the fee set by the television company, to disconnect them.

Annual maintenance
ü  There is an annual maintenance fee set by the committee.
ü  The fee will be kept in a separate account from that of the community fees.
ü  The fund will only be used to pay for call outs and repair work to the satellite system.
ü  This fund will only apply to the satellite dish, LNB, and all other equipment between the dish and the front of the owner’s property.
ü  It is the responsibility of the owner to take out any further maintenance cover in respect of the receiver equipment and cabling inside of their property.


New Subscribers
ü  Any owner may apply for connection to the system as long as terms 10, to 13, above do not apply.

Authorisation
ü  Only the Administrator, a member of his staff, or a community nominated person, nominated by the Administrator can authorise connection to the system.

Refused Connection
ü  The system will not be connected to any property where the owner has not complied with the application procedure.

Default On Maintenance Fee
ü  Anyone who defaults on their maintenance payment will be disconnected and a new connection fee will apply.

Re- connection and Fee
ü  Where a re-connection is necessary because of failure to comply with above procedure a fee as set by the installer will be imposed.

Leaving the Satellite System
ü  Where an owner chooses to leave the satellite system they are not eligible for any refund on that years maintenance fee paid.
ü  They must notify both Benito office and TVtechnology to disconnect them to avoid any further maintenance charges.

Equipment
ü  All internal cabling is the responsibility of the owner of the property and a call out fee will be charged by the TV Company to repair such, and the owner will be liable for such a call out fee.
ü  The receiver purchased at the time of the connection to the Satellite System, again is the responsibility of the owner, and a separate maintenance contract is necessary. If the TV Company is called out to the receiver the owner will be responsible for the call out fee.
Reception
ü  In the event of poor reception first try to rescan for the programs as the frequency often changes. Full instructions on how to rescan are in the manual.
ü  If the reception is no better, contact tvtechnology by phone who will try to talk you through any problems to save any call out fee. (It may also be wise to contact the nominated community person)
Call Out
ü  To obtain a call out this must be authorised by the Administrator a member of his staff, or the community nominated person.
ü  If it is agreed a call out is necessary then an appointment will be made with the TV company.
ü  Please keep to the appointment as failure to do so will result in the owner being charged the call out fee.
